Roof inspection

The coating of a roof requires regular attention to reach its maximum service life. Two annual inspections are highly recommended: before freezing and after thawing. Our roofing experts have put together a list of things to look out for on the roof and in the attic.

All roofers say it: the most important part of a house is the roof! A visual inspection is often sufficient to identify potential problems. If the roof is safely accessible, here is a list of questions to ask:

  • Does the roof appear to have inflated at one or more locations?
  • Is there debris, branches or leaves?
  • Are drains and gutters clogged or in poor condition?
  • Are the seals cracked?
  • Does the shingle tend to flex?
  • Are stains, organic matter or mould present?
  • Does water accumulate on the roof for more than 72 hours after heavy rain?

The attic, often forgotten from roof inspection

During the winter, the greatest heat loss occurs through the last ceiling in the building (the one that separates the interior space from the attic), which promotes the formation of moisture and condensation in the attic.

Difficult to access (and not very welcoming), the attic is often forgotten during an inspection. Again, if it is accessible and safe, it is inspected and asked the following questions:

  • Is it damp or not? Are there any strong or abnormal odours?
  • Are some roof trusses (the roof structure) collapsed or broken?
  • Are there spots, fungi or mould?
  • After heavy rain, are there traces of water on the materials?
  • Are insulating materials (mineral wool, urethane, etc.) in good condition and in good place?

You answered “Yes” to one of the questions ?

Your attic may lack ventilation or your siding may be in poor condition.
